Why a skylight leak is easy to misread
Water rarely appears exactly where it enters. A ceiling stain below a skylight may come from the skylight flashing, the roof covering above it, a nearby valley or a failed vent detail. Condensation inside the room or around the shaft can look similar from below.
The same is true for plumbing boots, furnace or bathroom vents, satellite mounts, chimneys and roof-to-wall transitions. A bead of sealant over an old detail may slow the symptom without restoring the drainage path.
What the inspection separates
The opening itself
Cracks, failed glazing or a unit that no longer sheds water may point to replacement or specialist work. We do not promise that every skylight model can be repaired with a roof patch.
Step and counterflashing
At a chimney, wall or skylight, the pieces that turn water around the opening matter more than a surface sealant. We look at how the flashing meets the roof covering and the vertical surface.
Boots and vent collars
Rubber, metal and prefabricated penetration details age differently. The visible condition, the surrounding shingles or membrane and the fastening all affect the recommendation.
Water from somewhere else
A leak can travel along the deck, framing or underlayment. If the opening is not the source, the right destination is broader roof repair or a roof inspection.
Repair or replacement of the detail
The scope depends on whether the failure is local, whether the roof around it still has service life, and whether the detail can be rebuilt without disturbing a larger area. If the roof is failing in several places, a localized skylight repair may only postpone the larger roof replacement conversation.
Photographs help us prepare, but a photo from the ground cannot show every flashing lap or concealed condition. Do not climb onto the roof or ladder to get a closer image.
Chimneys, vents and commercial penetrations
Chimney and wall flashing may involve masonry conditions that need a mason’s input. Plumbing, electrical, HVAC and solar penetrations may also involve another trade. On a commercial membrane roof, penetrations are coordinated with the membrane manufacturer, insulation, curb, drain and occupied-building plan; see commercial flat roofing.
What affects the scope
What we look at
- Type and age of the opening
- Roof covering and slope
- Visible flashing condition
- Access to the roof and attic
- Interior stain and timing
- Nearby valleys, walls and chimneys
- Whether the roof is being replaced
- Permit-sensitive structural or trade work
Which permit office applies follows from the address and scope. The Binghamton permit guide gives the starting questions.
Binghamton service area
We handle skylight and penetration questions across Binghamton properties. Send the address or municipality, where the water appears, when it happens, and safe ground-level photos of the roof and interior stain if available.
Trace a skylight or roof penetration leak
Tell us which opening is involved, where water appears inside, and whether the problem follows rain, wind, thaw or condensation.
