How we work

How a roofing project moves forward

From your first message to the warranty documents, in order. Nothing is ordered or scheduled until you approve it.

From first call to closeout

  1. You send the details. The property, the roof type, what you are seeing, and photographs taken safely from the ground. Request an estimate
  2. We come back to you and arrange a look at the roof.
  3. We inspect it. Field condition, flashings, penetrations, roof edges, evidence about the deck, and attic ventilation where the attic is accessible.
  4. You get either a written scope and estimate, or a condition report, depending on which you asked for. They are different deliverables and we keep them separate. More on inspections
  5. You decide. Nothing is ordered or scheduled until you approve it.
  6. Material and delivery, staged where agreed.
  7. The work, with the property protected.
  8. Cleanup, including a magnet sweep for nails.
  9. Final inspection and closeout, with the warranty documents.

Why the address is the first question

The City of Binghamton and the Town of Binghamton are separate authorities with separate offices and processes.

City of Binghamton

The City's building and code office states that a building permit is required for roofing and siding, and handles permits and inspections for City properties.

Town of Binghamton

A separate authority with its own permit application and its own inspections, arranged by appointment.

The property address decides which applies, not the postal name.

Beyond the roof itself, structural work, decking or framing changes, chimney or flue work, electrical, HVAC, plumbing or solar can each bring their own requirements. Which apply follows from the address and the scope. The full permit guide

Why we will not price a roof from the ground

Roof size and pitch we can estimate. The deck we cannot, and the deck is the item most likely to change the number mid-project.

So our proposals say, before any work starts, what happens if the sheathing turns out to be damaged and how that is priced. A proposal that does not address it is not finished.

Two different things you can ask us for

An estimate

Ends in a price for proposed work.

An inspection

Ends in a written report: the scope, observed conditions, photographs where they can be taken safely, areas that could not be reached, and prioritized findings. A visual inspection cannot reveal every concealed defect, and our reports say so.

If you want a second opinion on someone else’s recommendation, ask for the report. The form keeps whichever you chose. Roof inspections

On insurance

If you are making a claim, keep your own photographs and documentation, and we will put our findings in writing for you.

We will not promise an insurer’s decision, describe a claim outcome in advance, or offer to handle a claim on your behalf. Nobody in a position to keep those promises makes them.

What to check before hiring anyone, including us

  • Registration or license. Ask what the work requires at your address and for the current document. New York does not issue a single statewide roofing license.
  • Insurance. Liability, workers compensation and disability documentation, current, with limits. On a roof this matters more than in most trades.
  • Safety and delivery process. Fall protection, how material reaches the roof, and how the property is protected.
  • Manufacturer credentials. Enhanced manufacturer warranties usually depend on both the system and the installer’s status.
  • Warranty. Workmanship and manufacturer warranties are separate documents with different exclusions.
  • Completed work. Our projects.

Common questions

Do you do the work yourselves?
Yes. The crew on your roof is ours.
Is the estimate free?
Nothing on this site describes an estimate as free. Ask when we follow up, and any charge is stated before anything is scheduled.
Do you offer emergency call-outs?
No. We do not offer emergency, 24-hour or same-day response.
What if it rains during a tear-off?
We plan for it: how much roof is opened at once, and what happens if the weather turns. Ask us to explain the plan for your roof.
What if an inspection fails?
We fix what the inspector flags and carry the cost of our own errors. That is in the contract.
