Roof replacement

Asphalt shingle roof replacement and reroofing in Binghamton, NY

Replacing a roof is the only time anyone sees the deck. Everything above it can be inspected from a ladder; the plywood and framing underneath cannot, until the covering comes off.

How we work

Know this before you read an estimate: a good one says what happens if the deck turns out worse than expected. One that does not mention it is incomplete.

Is replacement the right next step?

Age is one input, not the answer. What goes into the decision:

  • Recurring leaks, especially in different places rather than the same one
  • Widespread shingle failure: curling, cracking, granule loss across the field rather than in one area
  • Damaged decking, found during inspection or suspected from sagging or soft areas
  • Ventilation problems, which shorten a roof’s life from underneath and will do the same to a new one if not fixed
  • Storm impact across a large area
  • Existing layers, since the residential code does not allow a new covering over two or more existing layers, or over a roof that is water-soaked or deteriorated
  • What an inspection actually finds, which is why a documented condition report is worth having before a big decision

We do not publish a universal roof lifespan. Two identical roofs installed the same year, one well ventilated and one not, will not reach the same age.

Asphalt shingle roofing options

A shingle roof is an assembly, and the parts that are not the shingle matter:

Starter materials

At the eaves and rakes, setting the first course and sealing the edge. Purpose-made starter strips put sealant right at the roof edge, where wind uplift begins, which cut-down field shingles do not.

Field shingles

The visible part, available in different weights, profiles and warranty tiers. Architectural (laminated) shingles are thicker with a dimensional look; three-tab shingles are flatter and lighter. Wind ratings and warranty terms differ between product lines.

Ridge details

Cap the ridge and, where ridge ventilation is used, form part of the exhaust path. Ridge cap shingles are made to bend over the ridge without cracking, which cut field shingles often do in cold weather.

Roof deck protection

The underlayment across the deck. Synthetic underlayments are lighter and more tear-resistant than felt, and asphalt shingles on slopes from 2:12 up to 4:12 need a double layer.

Leak barriers

In the vulnerable areas: eaves, valleys and around penetrations. In this climate the eave detail earns its cost. Where the local code records a history of ice damming, the residential code calls for an ice barrier from the eave to at least 24 inches inside the exterior wall line.

Intake and exhaust ventilation

Working as a pair. Ridge vent with no soffit intake does not ventilate a roof, one of the most common defects in an otherwise decent installation. Mixing exhaust types, such as a ridge vent with gable or powered vents, can short-circuit the airflow. Ask how the intake is provided.

Manufacturer installation instructions specify how their systems go together, and following them is normally a condition of any enhanced warranty.

Metal system decisions live on the metal roofing page. Commercial low-slope work is on the commercial flat roofing page.

Roof decking, flashing and ventilation

Decking. Once the covering is off, the deck is checked for rot, delamination, damage around penetrations and inadequate fastening. Damaged sheathing is replaced. This is the item most likely to change the price mid-project, so ask how it is priced before work starts.

Flashing. Chimneys, walls, valleys, penetrations. Reusing old flashing on a new roof is a false economy: it is the part most likely to fail and the most expensive to get back to.

Ventilation. Assessed as a system: how much intake, how much exhaust, whether they balance, and whether attic insulation is blocking the soffit. Poor ventilation shortens shingle life and contributes to ice damming, so a replacement is the right time to fix it.

Protecting your property during roof replacement

Tear-off is messy. What should be planned: where material is delivered and staged, protection for landscaping, siding, windows and anything below the roof edge, how debris is contained and removed, where vehicles go, and how the site looks at the end of each day.

Cleanup includes a magnet sweep for nails. Ask about it, and ask again at the end.

Fall protection and safe delivery are our responsibility, and worth asking to see.

What affects your roof replacement cost and schedule

Cost and schedule factors

  • Roof size and pitch
  • Access for equipment and material
  • Tear-off and number of existing layers
  • Deck condition and repairs
  • Flashing and penetrations
  • System choice
  • Disposal
  • Weather
  • Permit and inspection requirements
  • Crew availability

A roof with several dormers, a chimney and skylights is a different job from a simple gable.

The estimate follows an inspection and a scope review. A number given before that is a guess with a number attached. We do not publish prices, because the number depends on what the assessment finds.

Roof repair

When the problem is localized and the rest of the roof has life left, a repair at the failed flashing, penetration or valley is the better answer.

Roof inspections

A documented condition report before a big decision, so a replacement rests on findings about the field, the deck, existing layers and ventilation.

Metal roofing

If you are weighing metal instead of shingles, the metal page covers standing seam, panel movement, finishes and snow retention.

Commercial flat roofing

Commercial and institutional low-slope roofs are replaced differently, usually planned and phased around an operating building.

Roof replacement service areas across Binghamton

We replace roofs across the City of Binghamton. Tear-off, delivery and debris handling are planned around the property, and each neighborhood page covers the planning questions that come up there.

Downtown roofing

Tear-off on a taller or tightly bounded building means planning how debris comes down, where it is contained and how much roof is opened at once. The page covers sidewalk protection, occupied hours and roofs that mix steep-slope and low-slope sections.

First Ward roofing

Buildings close to the Clinton Street sidewalk change where the dumpster sits and how shingles are delivered. The page covers pedestrian routing and confirming any parcel-specific planning or preservation question before materials are chosen.

North Side roofing

On an occupied rental or multi-unit property, the plan covers how much roof is opened each day, tenant notice and how the site is left overnight. The page also covers ice barrier and ventilation upgrades at replacement.

East Side roofing

The system decision follows pitch and geometry, not the neighborhood: valleys, dormers and chimneys add flashing work to any replacement. The page covers why photographs cannot show the deck, which often decides the scope.

Southside East roofing

Ice at the eaves every winter usually means heat loss and ventilation, not only the covering. The page covers assessing the roof detail, ventilation and insulation together, and the delivery, staging and nail-sweep plan for the work.

Southside West roofing

Ventilation is the part of a replacement most often skipped: intake at the soffit, exhaust at or near the ridge, balanced. The page covers roof geometry, protecting landscaping and siding, and cleanup with a nail sweep.

West Side roofing

Where homes sit next to institutional, retail or office buildings, delivery timing and dumpster position are agreed with the neighbors in mind. The page starts with building use and whether the roof is steep-slope, low-slope or a mix.

Far West Side roofing

Near the Main Street commercial corridor, staging position, delivery timing and pedestrian protection are part of the plan. The page also covers counting existing layers and checking any property-specific planning or preservation question before scheduling.

Ely Park roofing

Once the address is confirmed inside the City, the page walks through the replacement plan: delivery and staging, protection below the roof edge, debris handling, weather contingency and cleanup.

Roof condition and system suitability remain property-specific.

On manufacturer warranties. They depend on the specified system being installed to the manufacturer’s requirements, usually by an installer with the relevant status. Ask which warranty is offered, what it covers and excludes, and what registration is required after installation.
